Located in Goulds, South Miami, this newly constructed property was originally designed as a family residence featuring a four-bedroom main home and a separate two-bedroom in-law suite. Before completion, the client identified an opportunity to reposition the property as a short-term rental investment but had concerns about whether the location would appeal to visitors given its distance from Miami's traditional tourist destinations.

Through detailed market research, strategic space planning, and a carefully developed design concept, GAM transformed the property into a family-focused vacation destination that continues to achieve strong occupancy rates and profitable returns.

The Brief

Turn a non-traditional location into a compelling vacation rental destination.

The client's primary concern was location. Unlike properties located in Miami Beach, Downtown Miami, or other established visitor destinations, Goulds is not traditionally viewed as a tourist hotspot.

The challenge was to identify the right target audience and create a property experience compelling enough to attract guests despite the location.

The goal was to maximise occupancy, improve the property's earning potential, and create a unique vacation experience that would appeal to larger families and groups travelling together.

Before design work began, extensive research was carried out to understand the types of travellers most likely to choose this area.

The findings revealed an opportunity to target guests seeking a different side of South Florida. Families and groups travelling together often value space, privacy, and access to outdoor experiences over proximity to busy tourist districts.

The property's location also offered convenient access to attractions including the Everglades, the Florida Keys, nature experiences, and a wide range of family-focused activities throughout South Florida.

Rather than competing directly with beachfront vacation rentals, the strategy focused on creating a destination tailored to families seeking sunshine, adventure, relaxation, and shared experiences.

Design Strategy

Organic transitional modern tropical interiors built around flexible family living.

The design concept was developed around the idea of a modern tropical retreat that balances comfort, functionality, and family-friendly living.

Natural materials, warm textures, and a contemporary transitional style were combined to create inviting interiors that feel both refined and approachable.

To maximise occupancy potential, the existing in-law suite was transformed into a second master bedroom, significantly increasing the flexibility of the accommodation. Additional sleeping arrangements were incorporated through carefully planned room layouts, including family-friendly bunk bed configurations designed to comfortably accommodate larger groups.

The property was also evaluated from an investment perspective, leading to recommendations that would further enhance guest appeal and long-term rental performance.
