Originally a four-bedroom family residence in Cutler Bay, this property was transformed through a two-phase design and renovation programme to become a highly successful short-term rental destination. The project focused on creating a memorable guest experience tailored to large families and group travellers while maximising the property's commercial performance.
Following the success of the initial transformation, a second phase was commissioned to unlock the full potential of the outdoor spaces, turning the property into a complete lifestyle destination that offers entertainment, relaxation, and unique guest experiences both indoors and outdoors.
Create a high-performing rental investment for South Florida family travellers.
The client approached GAM with the goal of converting the property into a high-performing short-term rental investment capable of competing within the growing South Florida vacation rental market.
The first phase focused on the interior of the property, with the objective of increasing guest capacity, improving functionality, and creating a design that would appeal to the property's most likely target audience.
After the property exceeded expectations as a rental investment, the client commissioned a second phase focused entirely on the exterior spaces. The objective was to maximise the value of the pool, canal frontage, and expansive backyard while creating additional amenities that would help the property stand out from competing listings.

Designed around large families and group travellers.
Before design work began, demographic and market research was undertaken to understand the types of guests most commonly booking properties in the area.
The findings revealed a strong family-oriented market, with a significant proportion of guests travelling in larger groups and multi-generational family units. This insight became the foundation of the design strategy, influencing everything from room layouts and sleeping arrangements to entertainment spaces and outdoor amenities.
Interior transformation for comfort, flexibility, and capacity.
The interior was carefully planned to accommodate larger groups without sacrificing comfort or functionality.
Two bedrooms were designed specifically for couples, while two additional bedrooms were tailored towards children and teenagers. One of these spaces incorporated a dedicated gaming area alongside a study and work zone, providing flexibility for both leisure and remote learning.
To support larger family gatherings, the kitchen was fully equipped for extensive meal preparation, while the dining area was designed to serve multiple purposes, including conversion into a pool table entertainment space.
Additional sleeping capacity was introduced through the strategic use of bunk beds, futons, daybeds, and trundle units, allowing the property to comfortably accommodate larger groups and maximise booking potential.

Outdoor living and entertainment became the next growth opportunity.
With the property already performing strongly as a short-term rental, the second phase focused on transforming the exterior into a destination in its own right.
A custom tiki hut was created and fully furnished to provide a dedicated outdoor social space, while the BBQ area was enhanced to support outdoor dining and entertaining.
